How this works
What sellers look for at a listing appointment. Proof you can sell their home for the most money with the least hassle: recent results in their market, a clear plan, and people like them who were happy with the outcome. A one-pager that leads with those three things, and leaves the rest for conversation, does more than a thick binder.
Presenting stats honestly. Pull your numbers from the MLS, not memory, and date them: “Bright MLS, as of September 2026.” Say what each number means (sale-to-list is the sale price divided by the final list price), and use the same period for all of them. Sellers will check, and numbers that hold up earn more trust than impressive ones that don’t.
Step three of the process is prefilled with how you’ll handle offers: a transparent offer round where every buyer competes and the seller sees every offer. Edit it or remove it; it’s your page.

Your recent results in the seller’s market, a short plan for marketing, showings and offers, and two or three testimonials, with your contact details and headshot.
Where should my stats come from?
The MLS, for a stated period, with the date printed on the page. Use the same period for every number so they can be compared.
Are my photos and details stored?
No. Everything is built in your browser. If you download the PDF, your details are sent once to create the file and aren’t kept; we store only the name and email you give us for the download.
