    Why a weekend of showings matters. Most buyers see new listings on weekends. A deadline that lands before the first weekend shuts out the buyers most likely to compete, so the planner never sets one until a full weekend of showings has passed. In a hot market that usually means the Monday after the first weekend (Tuesday if the listing went live late in the week); in a balanced market, five to seven days that include a weekend. It skips federal holidays and weekends.

    Why 5:00 PM beats midnight. A 5:00 PM deadline lets buyer’s agents submit during business hours, reach lenders for updated letters, and answer questions. It also leaves the evening to present offers while everything is fresh. A midnight deadline means offers arrive while everyone is asleep, and the seller decides tired.

    Why a deadline without a process leaves money on the table. A deadline gathers the offers; it doesn’t make them compete. If buyers can’t see where they stand, most write one number and wait. On deadline day, an offer round lets every buyer see the number to beat.

    How long should a listing be live before reviewing offers?

    Long enough for the buyers most likely to compete to see it, which means through one full weekend. Reviewing sooner rewards whoever saw it first, not whoever values it most.

    Should an offer deadline ever fall on a holiday?

    No. Lenders, attorneys and many agents are unavailable, and buyers are traveling. The planner moves any deadline that lands on a federal holiday to the next business day.
