What is the best day for an offer deadline?

  • Round opening day vs. buyers making offers: does going live on a Thursday draw more competing buyers than a Monday?
  • Deadline weekday vs. premium over list: do Monday or Tuesday deadlines, after a weekend of showings, end higher?

Methodology

This study uses offer rounds run on BindingOffers. For each closed round we take the day the round opened and the original offer deadline, both in the listing’s own time zone. Buyers per round counts the distinct buyers who made at least one offer. The premium is the chosen offer divided by the list price, minus one, for rounds with a list price and a chosen offer. A weekday is charted only once it has at least 30 rounds.

These are listings whose agents chose to run an offer round, not a random sample of the market, and the weekday of a deadline is the agent’s choice, not a random assignment. Treat differences between days as patterns worth testing, not proof of cause.

Why not use public listing data in the meantime? No public source we found links each listing’s go-live day to its time to pending, and collecting it from listing sites would mean scraping them, which their terms prohibit. We’d rather publish nothing than a number we can’t stand behind.
