How an offer round works

Seven steps, one board. Watch a listing go from "we have multiple offers" to a signed choice, without a single phone call to relay a number.

    The agent sets up the round

    Enter the MLS number, set a closing date. Rounds close at 5:00 PM local time.

    The seller signs consent

    Nothing is disclosed until the seller authorizes sharing the highest offer with every buyer.

    Buyers get one link

    Each buyer and their agent are invited by email and text, and accept the commitment terms.

    Everyone sees the offer to beat

    Buyers appear by initials only. Each one sees the current high and their place in line, and can raise.

    Late offers add 15 minutes

    Nobody gets shut out at the deadline. The round extends until it goes quiet, never past 8:00 PM.

    The seller chooses

    The highest offer never wins on its own. The seller picks and backups are ranked.

    The report shows every raise and how far the accepted offer climbed from the first one. Here, $33,000 more for the seller.
